LIFT New Supply

As part of LIFT (Low-cost Initiative for First Time Buyers), this allows you to buy an equity share of between 60% and 80% of a property built under the scheme. The remaining equity share will be held by the Scottish Government (no rent is paid on this share). The scheme is funded by the Scottish Government.

You are advised to seek advice from an independent financial advisor about obtaining a mortgage and covering all the costs associated with buying your own home.

Applicants should be:-

  • First time buyers or have experienced a significant change in circumstances or have specific housing needs
  • Able to achieve a mortgage plus deposit equal to at least 60% of purchase price and less than 80% of purchase price
  • Priority will be given to tenants of councils or housing associations, members of the armed forces, forces veterans, widows, widowers and other partners of service personnel

Further Info and Application process

When you purchase a LIFT New Supply property, you own your own share outright but the interests of the Scottish Government will be secured by a 'standard security' on your property.

You will need to appoint a solicitor to act on your behalf, this is to complete the work involved in buying a home. Highland Residential will instruct a solicitor to deal with the Scottish Government's interest in the purchase.

You will pay for your share of the purchase price in the usual way, along with legal costs, and any other costs associated with the purchase. You will also pay for the documenting and securing of the Scottish Government's interest including all registration dues and (if applicable) stamp duty. You do not pay any form of rent on the property.
