5 important questions to ask when viewing a property (If you’re looking to buy)

When viewing a property for the first time, it’s important that you don’t get too caught up in the excitement of living there just yet. Remind yourself why you’re viewing the property and ask the right questions you need to know to help you make an informed decision before you make an offer.

We have put together 5 important questions to ask when viewing a property.

Q1. WHAT IS THE AREA LIKE? 

Are there any shops or schools nearby? Where is the nearest bus stop? What are the neighbours like? Asking these types of questions about the area will give you an idea whether living in this property would be ideal for your current living situation and make you genuinely happy.

Q2. HOW LONG HAS THE PROPERTY BEEN ON THE MARKET?

Knowing how long the property has been on the market will let you know whether it is been sought after by other potential buyers. If the property has been listed for more than 6 months, then you need to ask the question why. A property that’s been on the market for some time will more than likely result in a lower asking price, if the sellers are desperate to sell their home.

Q3. HAS THERE BEEN MUCH INTEREST IN THE PROPERTY? 

If a property has had a lot of interest, it’s likely that it will already have a few offers in place. Although you won’t find out what exactly other bidders have put in, the Estate Agent can still tell you how many offers they have received. If you’re not sure what offer to put in for a property, speak to your conveyancer who should be able to give you a rough idea.

Q4. WHAT IS THE MINIMUM ASKING PRICE?

If the agent is looking to sell the property quickly then they are more than likely to tell you. Asking the estate agent if there is a minimum price will not only save you guessing what it could be but will allow you to come up with an offer that you know won’t be the lowest price they’re looking for.

Q5. WHAT IS INCLUDED IN THE SALE?

Sometimes the sellers can include other items in the sale of their home that they don’t necessarily care about or plan to take with them when they move to a new house. This could be anything from fixtures and fittings to kitchen appliances such as a tumble dryer. Knowing what’s included in the sale could save you a lot of money so it’s definitely worth asking the question!
